Administration Options
Owners can setup individual agreements with the hotel to provide maintenance for their property, pool and home. Should the proprietors wish to rent their house, the hotel is ready to administer all rental activity on the owner's behalf. Acquiring a house, doesn't mean that the owner will have to worry about the may details related to taking care of a beach home.
The owner can elect to use the house for his or her own use (Option A), or can authorize the Hotel to manage and rent it accordingly during the periods that is not in use. (Option B)

Option A: Exclusive Use

A. Fixed monthly expenses
- Security, groundskeeping, pool maintenance and trash collection: $3ºº x m2 or $0.33 x sqft.
- Public services such as electricity and telephone are based on consumption levels.
- Water: community service is provided by a private, local company. Monthly billing is based on the charge of $3ºº per cubic meter.
- Direct TV: The connection and monthly service will be invoiced separately.

B. Variable expenses:
- Housekeeping of the house and linen service (sheets and towels) A $15ºº service charge per person will apply when using the house.
C. Fixed annual expenses:
- Insurance.
- Property Taxes
- Painting of the house's exteriors and interiors.
- Minor repairs. (when the service is required)
- Repairs of home equipment, air conditioning, etc.. (Authorized only upon owner approval; invoiced separately)

Option B: Rental to third parties |

- Public services such as electricity and telephone are based on consumption levels.
- Water: community service is provided by a private, local company. Monthly billing is based on the charge of $3ºº per cubic meter.
- Direct TV: The connection and monthly service will be invoiced separately.

B. Fixed annual expenses:
- Insurance.
- Property Taxes.
- Painting of the house's exteriors and interiors.
- Minor repairs.
- Unforeseen expenses.
- Repairs of home equipment, air conditioning, etc.. (Authorized only upon owner approval; invoiced separately)
Each house will be rented for $000ºº per night in the high season and $000ºº per night in the low season. The Hotel will administer the billing at its own risk.
Fifty percent of the rentals fees will be used by the Hotel to cover administrative costs, promotion and marketing, hotel services (linen services and other expenses).
The monthly annual expenses listed above will be deducted from income that results from the rental of the house. The Hotel will produce reports on the income and expenses, which will be sent to the owner each quarter. In the case of profits favoring the owner, a check for the profited amount will be sent with the report. To the contrary, the owner will be required to deposit the difference owed to the administrator.
